Check List
Get a tax map number from the Tax Assessors office
Take a copy of the plat for approval to the Edgefield County Building and Planning Office. Once approved you will receive a Site Approval form for DHEC for a septic Permit. If you have an existing septic tank, we can provide an approval letter. If you are on County Water and/or Sewer, go to Edgefield County Water and Sewer Authority (ECW&S) for approval to connect. The fee will be set by DHEC or the Water and Sewer Authority. A copy of the authorizations and/or test results from DHEC and/or ECW&S is required prior to any further work.
Get a 911 address from the 911 Administration (803) 637-4106
Register the home in the Tax Assessors office. The fee is $10. A stamped site approval form from the Edgefield County Building and Planning Department and form 400 or title is required. A decal will be issued and should be placed on a window facing the driveway.
After ethe home is registered, go to Edgefield County Building and Planning Office and pay the mobile home fee.
Alternative methods of installation MUST be approved by the manufacturer.
Installer must have a moving permit if the home is not being purchased from a dealer. This permit is issued form the county the home is being moved from Edgefield County moving fee is $50 and is issued by the Tax Assessors office (803) 637-4066
After installation is complete contact Edgefield County Building and Planning for a final inspection. After passing inspection the county will notify the power company that power can be turned on.
Restrictions
Manufactured home titled prior to 1976 do not meet the HUD requirements and cannot be used in Edgefield County.
Penalties
Failure to license, register, or obtain proper permitting for a manufactured home located within the unincorporated areas of Edgefield County shall be punishable as a misdemeanor and subject to a fine not to exceed $500 per day.

Inspection requirements
Anchors and Piers must be installed according to code or manufacturers guidelines.
Sewer and Water must be connected according to the International Plumbing Code. Support at 5-foot intervals, maintain proper slopes for sewer 1/8 to 1/4 inch per foot. If the sewer is a new septic system a final approval from DHEC must be provided.
Landing steps. Minimum landing of 36" x 36 ". Steps cannot have a rise of more than 8 1/4" rise per step. Handrails are required anywhere the landing is more than 30" above the ground and the rail must be at least 34" tall with vertical pickets spaced to allow no more than a 4" opening. A handrail grip is required on the slope of the flight (step area). minimum 1 1/4" maximum 2" and run the full length of the flight. Wooden steps must be pressure treated lumber fastened with galvanized fasteners. If steps are not set into the ground, they have to be secured with an anchor and strap so that they cannot turn or be pushed over. If masonry steps are used, they must be mortared and provided with handrails if required.

Electrical must comply with the NEC. This can be performed by the homeowner or a Licensed electrician. The panel cannot be attached to the home unless it is done by the manufacturer. The meter must also have a disconnect. (A meter disconnect combination box will serve both requirements). Some utility companies require a ringless meter.
Driveway completed a concrete pipe with a minimum 15" diameter must be placed under the driveway at the drainage ditch and is required by the Edgefield County Road ordinance.

Site clearing under the home must be cleared of all organic materials, grass, roots, stumps, weeds, etc. A plastic barrier may be installed using 6mil or better plastic sheeting. (required on new homes only)
Underpinning complete
The home must be provided with adequate drainage to allow the runoff rainwater to flow away (NOT UNDER) the home.
Tongues tires and axles must be removed (if you desire to leave the tongue on you must pay $150 at the Treasurer's Office).
